TREDYFFRIN TWP., Pa. (WPVI) — Residents in a neighborhood near Villanova University are frustrated with their sometimes rowdy and disruptive college-student neighbors.

Tredyffrin Township police have responded to the area at least 13 times during the current school year, primarily for noise complaints and other disturbances.

Neighbors say weekends can bring heavy partying, increased rideshare traffic, and speeding vehicles on their narrow street.

“They’re speeding. They have Uber’s everywhere. They’re yelling. There’s drunk kids coming up and down the street. They’re throwing up, someone peed on my car a few weeks ago,” said Rosalynn Simmons.

Residents along Mt. Pleasant Avenue say crude behavior and late-night activity have become disruptive. They point to homes rented by Villanova students as the source of noise and safety concerns in the area.

“I’ve seen plenty of fights in the middle of the night, just a lot of kids walking up and down the street, yelling, screaming,” said Danielle Galloway.

“Around here, we never had to worry about locking our doors, but now we do because you’ve got drunk kids wandering into people’s homes.”

While neighbors say college renters are not new, they believe conditions have worsened.

“This current generation, they’re the party ones, which is fine, but when it gets to be out of hand, that’s the problem. We don’t mind that they party, but be respectful of the neighbors,” Galloway said.

Police reports detail a series of responses involving noise complaints, disputes, allegations of harassment, a reported threat and citations for excessively loud music. One such incident occurred on April 26, when officers responded to a home blaring Frank Sinatra’s “New York, New York” just after 3 a.m.

“The landlords, they need to be responsible in controlling their renters and they don’t,” Galloway said.

Action News attempted to reach a landlord who owns a property where disturbances have been reported, but calls and emails have not yet been returned.

However, Villanova University Director of Public Relations, Krissy Woods, issued a statement, saying:

“Villanova University is committed to working with its students to recognize the importance of being a good neighbor. This includes helping students to understand the expectations for living off campus, as well as the rights and responsibilities that come with being part of the broader community. Recognizing that off-campus living can present a range of community dynamics, the University supports its students while also working closely with local township officials to address concerns. Students are subject to the University’s Code of Student Conduct whether they are on- or off-campus, and the University follows up on all reports it receives from local municipalities. Villanova maintains a positive working relationship with Tredyffrin Township and communicates regularly with Township staff.”

However, residents feel their concerns are not being addressed. With Villanova planning to open a new campus at the former site of Cabrini University, residents worry the issues could intensify.

“No one is really willing to come down here and talk to us, and when they do is kind of to belittle us.It’s like, ‘Oh, they’re just young, let them have their fun,” Simmons said.

Mt. Pleasant is described as a historically Black community with generational residents. The NAACP Main Line Branch said it is researching the situation but has not yet issued a formal statement. For now, neighbors say they want stronger action from the township and police.

“On the weekends, they need to patrol more and they don’t,” Galloway said.

“I feel like at the beginning of the school year, at the end of the school year, we can talk about our expectations; what they want from us, what we want from them. We are a really good community and we always try to welcome people in, but like, it’s not reciprocated,” Galloway added.
